Schedule A — Cabinetry & ARK Installation Warranty
Detailed coverage for eligible ARK-supplied cabinetry materials, manufacture, assembly and ARK installation workmanship.
1. Purpose
This Schedule explains the detailed coverage, limits and exclusions applying to the:
10-Year ARK Cabinetry & Installation Warranty
It applies together with:
the ARK Core Kitchen Warranty Policy v2.4;
the Accepted Project Documents;
applicable ARK Standards;
applicable Care Guides;
the Project Record;
New Zealand law.
If this Schedule conflicts with a higher-priority Contract Document, the document-priority rules in the applicable ARK Standard Kitchen Project Terms and Project Contract Schedule apply.
2. Warranty period
Subject to this Schedule, eligible cabinetry and ARK installation workmanship are covered for:
10 years from the recorded Handover Date.
The warranty period does not restart following:
adjustment;
repair;
replacement of an affected component;
transfer to a new owner.
A replacement or repaired component remains covered for the balance of the original applicable period, together with any additional rights required by law.
This 10-year period is ARK's additional written warranty period. It does not replace, shorten or redefine any separate statutory commencement date, defect-repair period, implied warranty, limitation period or non-excludable remedy. In particular, where the Building Act 2004 applies, its completion date and one-year defect-remedy process are determined under that Act and may not be identical to ARK's recorded Handover Date.
3. Eligible cabinetry
This Schedule may apply to eligible cabinetry formally supplied and installed through ARK, including:
cabinet carcasses;
fixed shelves;
eligible ARK-supplied or ARK-manufactured doors;
drawer fronts;
decorative end panels;
fillers and scribes;
toe kicks and plinths;
eligible drawer boxes supplied, manufactured or assembled by ARK;
edging;
cabinet joints and connections;
cabinetry fixing and installation.
Actual materials, finishes and components are determined by the Accepted Project Documents and Material Schedule.
Hardware mechanisms are principally governed by Schedule B.
Benchtops, hard-surface splashbacks and sinks are principally governed by Schedule C.
4. General coverage
The warranty covers a condition established through ARK's assessment, an agreed independent assessment or another applicable dispute or legal process to result from an original defect involving:
materials supplied by ARK;
cabinetry manufacture;
machining;
assembly;
edging;
cabinet joints;
structural connection;
cabinet fixing;
positioning;
levelling;
installation workmanship.
The condition must:
fall within the accepted Scope;
arise during normal intended indoor use;
exceed any applicable accepted tolerance;
not be caused or materially contributed to by an exclusion;
be supported by reasonable evidence.
The presence of a mark, movement, gap, alignment difference or damaged component does not by itself prove an original defect. The cause must be assessed. ARK's initial classification is not conclusive and does not prevent the customer from providing further evidence, disputing the finding or exercising an available legal right.
5. Cabinet carcasses
The warranty may cover confirmed premature failure involving:
structural failure of a carcass;
failure of an ARK-manufactured cabinet joint;
unreasonable separation of connected cabinet parts;
machining or sizing error;
abnormal deformation caused by an original material or manufacturing defect;
fixing failure caused by ARK workmanship;
another original carcass defect.
It does not cover swelling, distortion, separation or deterioration caused or materially contributed to by:
standing water;
an appliance or plumbing leak;
repeated spills not promptly dried;
excessive steam;
condensation;
inadequate ventilation;
direct heat;
an unsuitable appliance location;
impact;
excessive loading;
climbing, standing, sitting or hanging;
building movement;
pests;
unauthorised cutting, drilling or removal.
6. Doors, drawer fronts and decorative panels
The warranty may cover a confirmed original defect involving:
ARK machining;
assembly;
edge application;
fixing;
hinge or fitting preparation;
premature structural failure;
abnormal delamination caused by a manufacturing or adhesive defect;
another ARK-controlled workmanship defect.
It does not cover a condition caused or materially contributed to after supply or Handover by:
scratches;
chips;
dents;
scuffs;
impact marks;
cuts;
heat damage;
steam damage;
water damage;
staining;
water marks;
limescale deposits;
grease or smoke residue;
unsuitable cleaning products;
abrasion;
chemical damage;
sunlight or ultraviolet exposure;
normal ageing;
ordinary surface wear;
customer-applied coatings, films or finishes;
third-party drilling or modification;
preference changes after material approval.
This exclusion does not apply where the condition was present at supply or Handover, was caused by work controlled by ARK, or is otherwise established as an original material, manufacturing or installation defect.
7. Drawer boxes
The warranty may cover a confirmed defect involving:
ARK manufacture or assembly;
drawer-box joints;
incorrect sizing;
fixing of the drawer box to the applicable system;
premature structural failure under normal intended loading.
It does not cover failure or damage caused by:
overloading;
uneven or concentrated loading;
standing or climbing in a drawer;
forced operation;
impact;
liquid leakage;
unsuitable storage;
customer or third-party dismantling;
modification;
hardware-mechanism failure governed by Schedule B.
8. Fixed shelves and internal cabinet components
The warranty may cover confirmed premature failure of an eligible shelf or internal cabinetry component caused by:
an original material defect;
ARK machining or assembly;
incorrect ARK fixing;
inadequate support within the accepted design.
It does not cover:
loading above the intended use;
concentrated heavy loads;
standing or climbing;
water or steam exposure;
impact;
use for an unapproved purpose;
removal or relocation of shelf supports;
third-party modification.
ARK may consider the:
shelf span;
material;
intended use;
number and location of supports;
actual load;
manner of use;
when determining the cause.
9. Edging
The warranty may cover:
premature edge separation caused by an original adhesive or application defect;
incorrect edging applied by ARK;
machining damage caused during ARK manufacture;
unreasonable early failure during normal intended use.
Edge separation is not automatically treated as a manufacturing defect.
ARK may consider:
the location of the affected edge;
proximity to water, steam or heat;
appliance placement;
signs of impact or peeling;
cleaning products;
photographs from Handover;
moisture or leak history.
The warranty does not cover edging damaged by:
standing water;
steam;
heat;
impact;
deliberate peeling;
chemicals;
abrasive cleaning;
third-party cutting;
later drilling or modification.
10. Delamination and surface separation
Delamination or surface separation may be covered where ARK confirms that it resulted from:
an original material defect;
an adhesive defect;
ARK machining;
ARK pressing or application;
another original manufacturing defect.
It is not covered where caused or materially contributed to by:
water entry;
plumbing or appliance leaks;
repeated wetting;
steam;
condensation;
excessive heat;
harsh chemicals;
abrasive cleaning;
impact;
surface penetration;
third-party repair or modification;
failure to report and control a leak or moisture source.
ARK may require the moisture, heat or external cause to be corrected before cabinetry repair or replacement proceeds.
11. Cabinet installation workmanship
The warranty covers an eligible ARK installation workmanship defect established to involve:
cabinet fixing;
cabinet positioning;
unreasonable levelling error;
unreasonable vertical or horizontal alignment error;
connection between cabinets;
fixing of panels, fillers or plinths;
installation-related functional failure;
damage directly caused during work controlled by ARK.
ARK installation coverage applies only to work included in ARK’s accepted Scope.
It does not automatically cover:
walls, floors or ceilings;
plumbing;
electrical work;
gas work;
appliance installation;
plastering;
tiling;
painting;
flooring;
waterproofing;
structural building work;
work performed by another contractor.
12. Alignment, gaps and visual assessment
Cabinetry is manufactured and installed within the limits reasonably achievable for:
the selected material;
product type;
cabinet construction;
hardware;
site condition;
building geometry;
applicable workmanship standards.
A minor difference in:
door gap;
drawer-front position;
panel alignment;
joint appearance;
edge position;
level;
vertical position;
is not automatically a defect.
Assessment may consider:
intended function;
normal viewing position;
normal interior lighting;
the overall installed result;
applicable documented tolerance;
material behaviour;
original site condition;
whether normal adjustment can correct the condition.
ARK must not invent or apply an undisclosed numerical tolerance after a dispute arises.
Applicable tolerances should be contained in, or reasonably derived from:
the Accepted Project Documents;
the Workmanship & Defect Assessment Standard;
applicable manufacturer information;
relevant industry or legal requirements.
13. Site and building conditions
ARK is not responsible under this additional warranty for cabinetry conditions caused or materially contributed to by:
wall movement;
floor movement;
ceiling movement;
structural settlement;
framing movement;
moisture entering from the building;
inadequate waterproofing;
concealed defects;
pest activity;
flood;
fire;
storm;
earthquake;
another external event.
Where cabinetry movement results from a building or site condition, ARK may:
record the issue as requiring external rectification;
recommend investigation by an appropriate trade or professional;
defer cabinetry adjustment until the underlying cause is resolved;
offer paid removal, protection, repair or reinstallation.
14. Moisture, water and leaks
Cabinet materials intended for kitchen use may have moisture-resistant properties.
Moisture resistant does not mean waterproof.
The warranty does not cover damage caused or materially contributed to by:
standing water;
a sink, tap, waste or plumbing leak;
dishwasher leakage;
refrigerator leakage;
appliance condensation;
repeated wetting;
failure to dry spills;
inadequate ventilation;
excessive indoor humidity;
steam directed onto cabinetry;
water entering an exposed cut, joint or alteration made after Handover.
The owner must:
inspect and respond to leaks promptly;
dry affected cabinetry;
stop continued water exposure;
notify ARK where an original defect may be involved;
take reasonable steps to prevent further damage.
Where an ARK-controlled selection, preparation, sealing, fixing or installation defect caused or materially contributed to water entry, the resulting cabinetry condition will be assessed according to actual causation and applicable responsibility. A water-related label does not by itself establish that the condition is excluded.
15. Heat, steam and appliances
The warranty does not cover damage caused or materially contributed to by:
hot cookware;
portable cooking appliances;
kettles;
rice cookers;
coffee machines;
steam ovens;
dishwashers;
ovens;
cooktops;
air fryers;
heaters;
another source of concentrated heat or steam;
where the appliance was:
used too close to cabinetry;
used contrary to manufacturer instructions;
installed by another person;
changed after cabinetry production;
operated without required ventilation or clearance.
Where ARK selected or located an appliance or cabinet contrary to timely supplied official specifications, the resulting cabinetry issue may be assessed as an ARK design or installation matter.
16. Loading, impact and misuse
The warranty does not cover damage caused or materially contributed to by:
overloading shelves or drawers;
concentrated heavy loads;
hanging from doors;
climbing on cabinetry;
standing or sitting on cabinetry;
forced or abnormal operation;
slamming;
impact;
collision;
deliberate damage;
use outside the intended domestic kitchen purpose.
ARK may consider the expected use defined by:
the cabinet design;
supplied hardware;
product information;
Accepted Project Documents;
ordinary residential kitchen use.
17. Cleaning, residue and surface care
The owner must use cleaning methods appropriate to the selected material.
The warranty does not cover staining, water marks, limescale, surface change or deterioration caused or materially contributed to by:
abrasive pads;
abrasive powders;
solvents;
concentrated bleach;
oven cleaner;
drain cleaner;
acids;
alkalis;
unsuitable degreasers;
paint or adhesive remover;
prolonged chemical contact;
grease, smoke or food residue not reasonably cleaned;
excessive water during cleaning.
The applicable Care Guide should be followed.
Where a cleaning product is uncertain, it should first be tested in an inconspicuous area or confirmed with ARK or the relevant product supplier.
18. Sunlight, ageing and colour change
The warranty does not cover normal or use-related:
fading;
yellowing;
darkening;
gloss change;
colour change;
surface ageing;
difference between exposed and unexposed areas;
caused by:
sunlight;
ultraviolet exposure;
heat;
smoke;
cleaning;
ordinary ageing;
environmental conditions.
Abnormal colour or surface change confirmed as an original material or manufacturing defect may be assessed as a Covered Defect.
19. Samples, batches and natural variation
Samples, photographs, renders and screens are representative only.
The warranty does not cover reasonable differences involving:
colour;
grain;
pattern;
texture;
gloss;
reflection;
batch variation;
direction of woodgrain or pattern where not expressly fixed in the Accepted Project Documents;
appearance under different lighting.
Once the Client has confirmed the selected product and the supplied material reasonably matches that selection, a later preference change is not a warranty issue.
20. Discontinued materials and replacement matching
Where repair requires a replacement component, ARK will first seek the same product where reasonably available.
If the original product has been discontinued or is unavailable, ARK may use a reasonably comparable current product.
ARK does not guarantee that a new component will exactly match:
an earlier production batch;
surrounding cabinetry that has aged;
surfaces exposed to sunlight;
a discontinued colour;
a product with a changed texture or gloss.
A reasonable replacement difference does not require replacement of unaffected doors, panels, cabinetry or the complete kitchen.
21. Other trades
The warranty does not cover damage caused or materially contributed to by another trade or contractor, including:
plumbers;
electricians;
gasfitters;
appliance installers;
tilers;
flooring installers;
painters;
plasterers;
builders;
demolition contractors;
waterproofers.
Examples include:
drilling into cabinetry;
cutting cabinet parts;
damaging panels;
changing openings;
moving cabinets;
altering support;
creating a leak;
failing to reconnect or seal a service;
damaging cabinetry during later work.
Where the other trade was formally appointed and controlled by ARK within the accepted Scope, ARK will remain the customer’s initial contact and will assess responsibility.
22. Customer-supplied products
ARK does not provide a product warranty for client-supplied:
appliances;
taps;
sinks;
handles;
fixtures;
fittings;
accessories.
ARK may remain responsible for its own cabinetry or installation workmanship where installation of the item was expressly accepted in the Scope.
ARK is not responsible for cabinetry changes or damage caused by:
incorrect product dimensions;
a changed product model;
missing technical information;
inaccurate specifications;
product failure;
third-party installation;
later replacement with a different product.
Additional modification, remanufacture or attendance may be treated as a Variation or paid service unless caused by an ARK error.
23. Adjustment and ordinary maintenance
Cabinet doors, drawers and adjustable components may require ordinary adjustment during their service life.
An adjustment request is not automatically evidence of a manufacturing or installation defect.
One complimentary Settling Adjustment Visit may be available under Schedule D.
After the applicable Settling Adjustment period:
ordinary adjustment;
preference-based alignment;
maintenance;
adjustment after use or third-party interference;
may be treated as paid service unless a Covered Defect is confirmed.
24. Unauthorised adjustment or alteration
ARK's additional written coverage may be restricted only to the extent that a customer or third party action caused the condition, materially contributed to it, increased the damage or prevents reliable assessment. Relevant actions include where a customer or third party:
adjusts hardware;
removes a door, drawer or panel;
drills or cuts cabinetry;
moves a cabinet;
removes fixing;
modifies support;
changes an appliance opening;
dismantles and reinstalls cabinetry;
performs an unauthorised repair.
A non-structural alteration places only the affected component and reasonably related area under review. It does not automatically cancel coverage.
An unauthorised structural alteration may restrict ARK's additional written warranty, according to actual cause and lost evidence, for:
the affected component;
the affected assembly;
any reasonably related structural area where ARK can no longer determine the original condition, cause or safety.
Unaffected and unrelated components may remain covered.
Before recording a restriction, ARK should identify the affected area, reason and evidence and give the authorised warranty holder a reasonable opportunity to provide relevant information. The Project Record may then display:

The status applies only to ARK's additional written warranty for the identified area and cause. It does not state or imply that statutory or other non-excludable rights have been cancelled.
25. Relocation and reinstallation
Coverage applies to the original installed location.
Cabinetry that is:
removed;
relocated;
transported;
stored;
modified;
reinstalled;
by anyone other than ARK or an ARK-approved contractor is not covered for damage or failure caused by that work.
ARK may inspect relocated cabinetry and provide new project-specific coverage in writing, but is not required to do so.
26. Reporting and evidence
Visible conditions are subject to the reporting rules in the Core Kitchen Warranty Policy. The seven-day visible-condition rule is an evidence and early-notification rule for ARK's process; it is not a contractual cut-off for a statutory defect-remedy process, implied warranty, consumer guarantee or other non-excludable right.
Where section 362Q of the Building Act 2004 applies, a defect notified in writing within one year after completion is handled under the statutory process and burden of proof applicable to that provision. ARK's Handover Date does not redefine the statutory completion date.
A cabinetry or installation Service Request should identify:
ARKCode;
affected cabinet or component;
exact location;
photographs;
functional video where applicable;
first-discovered date;
moisture, leak, heat or impact history;
any adjustment or work performed by another person.
ARK may also consider:
manufacturing records;
Pre-dispatch photographs;
installation records;
Pre-handover photographs;
Site Readiness information;
hardware position;
material information;
current site condition;
applicable tolerance;
evidence of another cause.
The ARKCode supplied with a Service Request must be the code assigned to the relevant Project Record. It identifies the record, not the owner or property. Where one property has several ARK records, the customer should select the ARKCode for the affected project.
27. Cause assessment
ARK may classify a cabinetry condition as:
original material defect;
manufacturing defect;
installation workmanship defect;
adjustment or maintenance;
within accepted tolerance;
use-related damage;
moisture or heat damage;
other-trade responsibility;
site or building condition;
unauthorised alteration;
Requires Further Assessment.
Coverage is determined by the established cause, not solely by:
the age of the kitchen;
whether the issue appeared during the warranty period;
customer preference;
the fact that the affected component was supplied by ARK.
The assessment process must apply any statutory allocation of responsibility or burden of proof. ARK must not require the customer to prove fault where applicable law places that burden on ARK, including where the Building Act one-year defect-remedy process applies.
28. Remedy
Where a Covered Defect is established, ARK's normal administrative remedy sequence under this additional warranty is:
1. adjustment; 2. repair; 3. replacement of the affected component; 4. reasonably comparable replacement; 5. written settlement or another lawful remedy.
ARK may use a proportionate remedy capable of correcting the defect, but this sequence does not limit any remedy or customer choice required by applicable law. Urgency, safety, prior failed repairs, substantial failure and consequential damage must be considered where relevant. The additional-warranty remedy is limited to what is reasonably required to correct the established defect, subject to non-excludable rights.
A defect in one component does not automatically require replacement of:
all doors;
all drawer fronts;
all panels;
all cabinetry;
the complete kitchen.
29. Labour, removal and reinstallation
Where a Covered Defect is established, ARK will cover the reasonable direct labour, removal, repair, replacement and reinstallation required for the affected cabinetry component.
This does not automatically include:
unaffected cabinetry;
unrelated plumbing;
unrelated electrical work;
appliances;
wall repair;
painting;
tiling;
flooring;
plastering;
customer-requested upgrades.
Related work will be assessed according to actual causation, necessity, the Accepted Project Documents and applicable law.
30. Additional ARK coverage restriction
Where an exclusion or unauthorised alteration affects ARK's additional written warranty, the restriction applies only to the identified component, area and reasonably related cause.
The Project Record should state:
affected component and area;
reason and evidence;
effective date;
whether unrelated components remain eligible.
The record must not imply that statutory or other non-excludable rights have been cancelled.
31. Statutory and consumer rights
This Schedule provides additional written warranty coverage. It does not remove, reduce, postpone or replace rights or remedies that cannot lawfully be excluded under New Zealand law.
To the extent the work is residential building work under the Building Act 2004:
applicable implied warranties form part of the contract according to law;
the statutory one-year defect-remedy process runs from the completion date determined under that Act;
a qualifying defect notified in writing within that period must be handled within a reasonable time;
the statutory burden of proof applies; and
rights may be available to a later owner as provided by law.
Where the Consumer Guarantees Act 1993 applies, guarantees including reasonable care and skill, fitness for purpose and reasonable time continue according to law. Nothing in this Schedule contracts out of the Fair Trading Act 1986 or authorises misleading warranty representations.
32. Disagreement and escalation
A customer who disagrees with an assessment may provide additional evidence, request further review, propose an agreed independent assessment or use any applicable negotiation, mediation, adjudication, Tribunal, court or other legal process. An ARK Project Record status does not determine the outcome of an external process.
