ARK Kitchen Renovation Delivery & Site Governance Standard

The ARK Kitchen Renovation Delivery & Site Governance Standard defines how confirmed kitchen renovation work is coordinated, checked and recorded from site preparation and trade sequencing through final inspection and Handover.

It sets out how ARK manages construction responsibility, stage release, site changes, incidents and project evidence. Planned work is organised through My Schedule, selected review and progress status is shown through My Progress, and released inspection, Handover and other formal records remain in myARK Documents under the same Project Record.

What Does the ARK Kitchen Renovation Delivery Standard Control?

The ARK Kitchen Renovation Delivery Standard applies to confirmed ARK Kitchen renovation projects where cabinetry is coordinated with other site work. It defines how the renovation scope is managed, how responsibilities are separated, and when specialist or structural work requires separate assessment before the affected stage continues.

Kitchen Renovation Work Covered by the Standard

The standard applies where cabinetry installation is coordinated with renovation work such as demolition, plumbing, electrical work, non-structural carpentry, plastering, painting, splashback installation, flooring and appliance installation. The exact combination depends on the confirmed project scope and site conditions.

ARK and Business Partner Responsibilities

ARK controls the overall renovation sequence, site coordination, stage review and release of the next trade. Each approved Business Partner remains responsible for completing their assigned work in accordance with the confirmed scope, applicable professional obligations, manufacturer requirements and project information.

Structural & Specialist Work Outside Routine Scope

Structural alterations, load-bearing changes, bracing, engineering work, fire-related work and other specialist work are not treated as routine kitchen renovation work. Where these conditions are identified, the affected work is stopped or separated from the normal renovation sequence until the appropriate assessment, design or specialist input is completed.

How Does ARK Control Trade Sequencing and Stage Release?

ARK coordinates renovation trades through a planned sequence and defined stage checks. A trade reporting its own work as complete does not automatically release the next stage; the Site Manager reviews the relevant site condition, project information, open items and trade interfaces before the following work proceeds.

Kitchen Renovation Trade Sequence

A typical ARK kitchen renovation may move through service isolation, demolition, plumbing and electrical relocation where required, non-structural carpentry, plastering and painting, cabinetry installation, final plumbing and electrical connections, splashback installation, flooring and final inspection. The sequence is adjusted where the confirmed scope, site conditions or trade dependencies require a different order.

Stage Review & Release of the Next Trade

Each Business Partner reports completion of their assigned work, but the Site Manager controls stage release. Before the next trade proceeds, ARK reviews the applicable scope, drawings, approved changes, site condition, open items and any interface that could affect the following work.

Blocking & Non-Blocking Items

Minor items may remain open where they do not affect safety, compliance, concealed work, an approved position or dimension, the next trade, or create avoidable rework. Where an issue affects any of these conditions, the relevant stage is placed on hold until it is appropriately resolved or controlled.

What Happens When Site Conditions, Changes or Incidents Affect the Work?

Kitchen renovation work can uncover site conditions that were not visible before work began, and changes or incidents can affect the planned sequence. ARK separates immediate construction control from commercial approval so the site can be made safe, the issue can be recorded, and any change to scope, price or timing can follow the correct process.

Unexpected Site Conditions

If concealed damage, moisture, hidden services, hazardous material, structural concerns or other unexpected conditions affect the approved work, the affected activity is stopped or controlled as required and referred to the Site Manager. The renovation sequence is reviewed before the affected stage continues.

Site Changes & Variations

A site conversation or request to a trade does not by itself change the accepted project scope. Where a change affects scope, drawings, materials, responsibility, price or programme, the construction issue is first identified and the commercial change is then handled through ARK’s formal Variation process and Project Record.

Incidents & Client Property

If client property is accidentally damaged or another site incident occurs, the immediate priority is to prevent further damage, record what happened and notify the Site Manager. The incident is then reviewed and resolved according to the actual circumstances, including repair responsibility or insurance where applicable.

How Are Kitchen Renovation Checks, Progress and Evidence Recorded?

ARK connects renovation checks and project evidence to the same Project Record rather than treating site reviews as isolated conversations. Planned work is organised through My Schedule, selected progress and review information can be shown through My Progress during delivery, and released inspection, Handover and other formal records remain in myARK Documents under the project’s ARKCode.

Site & Stage Checks

Relevant site conditions and project information are checked before key work proceeds. When a Business Partner reports an assigned stage as complete, ARK can review the completed work, supporting evidence, open items and trade interfaces before deciding whether the following stage should be released.

My Progress During Renovation

My Progress provides the client with selected visibility during active delivery, including completed stages, current work, project updates and what comes next. It supports project supervision and review during construction rather than acting as the long-term archive for formal project documents.

Released Evidence & myARK Documents

Once applicable records are reviewed and released, project documents such as approved drawings, inspection records, Handover information, warranty records and other relevant formal evidence can remain in myARK Documents as part of the same Project Record.

How Does ARK Complete Final Inspection and Handover?

ARK completes an integrated final inspection across the confirmed kitchen renovation scope before the project moves into Handover. Completion is reviewed as one coordinated project rather than treating each individual trade finishing its own work as the end of the renovation.

Integrated Kitchen Renovation Final Inspection

The final inspection reviews the applicable completed work across the project, including cabinetry, benchtops, plumbing, electrical work, splashbacks, flooring, finishing, cleaning and overall site condition. Relevant open items and required completion evidence are also reviewed before the project moves forward.

Completion Records & Handover

Applicable final inspection records, photos, approved drawings, trade certificates or other required completion evidence are reviewed and organised as part of project close-out. Released Handover, inspection, warranty and care records remain connected to the same Project Record through myARK Documents and the project’s ARKCode.

Warranty, Care & Aftercare

Handover does not disconnect the completed renovation from its project history. The same Project Record continues to connect released warranty and care information with future maintenance, service and warranty support through myARK.
